Site plan solution

The building is situated on the property’s Siili Street side in the construction area determined in the detailed plan. Passenger cars can be parked in the property’s territory in the open parking lot above ground and in a non-heated parking lot on the ground floor (0) that is partially under the building. Outdoor parking lot and access roads are paved with asphalt. Parking lot on the ground floor is covered with a stone pavement. Parking spaces are marked and designated with numbers. The parking floor is intended for cars with a maximum height of 1.8 m. Storerooms are situated on the ground floor and 1st floor of the building. The vicinity of the building and the property is maintained and landscaped with sidewalks and a children’s playground.

General description and construction

The building includes a total of 7 aboveground floors, the first of which is a parking lot floor.
Foundation – reinforced concrete pile foundation
External walls – prefabricated triple-layered reinforced concrete panels
Internal bearing walls and partition walls between apartments – prefabricated reinforced concrete panels
Partition walls inside apartments – gypsum plasterboards on metal framework
Partition ceilings – reinforced concrete hollow core slabs.
The building is covered with a flat roof of dual modified bitumen (SBS) roofing.
The building is equipped with an elevator that stops on seven floors.

Building closures (windows and doors)

The apartments are fitted with triple glass unit windows and balcony floors in wood-aluminium frames. The building’s front doors are made of glass and aluminium, and they are equipped with an intercom system. Apartment front doors are wood security doors covered with oak veneer.

Façade and balconies

The building’s external finishing includes timber panelling made of Siberian larch treated with iron sulphate and concrete. Balconies are made of concrete and areas that are walked on are covered with wooden grating. Balcony railings are made of galvanised steel.

Public rooms

Stairwell, storm porch and apartment floors are finished with clinker slabs. Walls are painted or concreted. Stairway steps are made of concrete treated with a dust barrier. The surface of stairwell ceiling and elevator shaft is made of painted concrete.

Apartments

Hallway, living room and bedroom flooring is made of parquet according to the interior decoration package. Walls are plastered and painted. Ceilings are plastered with visible panel joints and painted white. Gypsum plasterboard suspended ceiling is fitted in the hallway, sanitary room and partially in the kitchen. The suspended ceiling is equipped with recessed light fittings.
Sanitary room walls and floors are covered with ceramic tiles according to the interior decoration package.

Technological systems

The apartments have radiator heating. The sanitary room has electrical floor heating.
All apartments are fitted with remote access heating and water metres. Two-tariff electricity metres are located in the hallways. The apartment’s switchboard is located in the hallway.
All apartments are equipped with a ventilation system with a heat exchanger. The ventilation device is located in the apartment’s sanitary room and it is designed to be installed above the washing machine.
Kitchen hood can be connected to a connection pipe protruding from the shaft.
Depending on the apartment, the sanitary room includes either a bathtub or a shower. The shower is without a base, and the floor slope is in the direction of the drain.
Kitchen sink, faucet and dish washer can be connected to connection pipes fitted on the wall.
